Anthropic just handed a company that didn’t exist before 2024 a $45 billion, six-year lease for 460 megawatts of compute — the clearest sign yet that the AI capacity race has outpaced the vetting process investors would normally demand. Nscale, the UK neocloud building the Monarch Compute Campus in Mason County, West Virginia, gets its second marquee tenant after Microsoft’s 1.35-gigawatt commitment there, while Anthropic gets Nvidia’s next-generation Vera Rubin chips it can’t yet buy fast enough elsewhere.

The $45 billion figure is Anthropic’s largest single compute commitment to date, and it’s a bet on a facility that doesn’t exist yet from a lessor that’s still two years old.

The pattern here matters more than any single contract. Anthropic has now stacked this deal on top of a $200 billion Google agreement, a $50 billion Fluidstack partnership, a $10 billion Volta deal, $5 billion with AMD, and roughly $1.25 billion a month from SpaceX — a portfolio strategy that reads less like prudent diversification and more like a company that can’t get enough capacity from any single vendor to keep Claude running during peak hours, as Anthropic itself has admitted. Every one of these commitments becomes a liability line item that future IPO investors will have to price, and Anthropic confidentially filed its S-1 back in June 2026 while sitting on a $965 billion valuation nobody has independently tested.

Who actually carries the risk

Nscale benefits twice over — it lands a marquee anchor tenant while itself chasing a roughly $3 billion IPO, according to Data Center Dynamics, meaning two unproven companies are effectively underwriting each other’s public-market debuts. West Virginia’s governor is happy to take the political win, but the real question for data-industry watchers is who absorbs the risk if Claude demand growth doesn’t match the buildout: Anthropic’s balance sheet, Nscale’s construction timeline, or the public shareholders who’ll own both stories by 2028. Watch whether Nscale’s IPO prospectus discloses concentration risk from Anthropic and Microsoft, and whether Anthropic’s own filing has to explain why it needed a dozen-plus infrastructure deals to compete with OpenAI.
